This home on Little Dry Creek and on the 13th hole of Cherry Hills
Country Club sold for 68% below list price because of the extensive
amount of work that needed to be done on the home. This home was
designed by the famed architect, William Muchow, and although it had
many great features, the entire home needed an overhaul. The lot is
spectacular, private, and has a large building envelope.
This home was not inline with other recent sales because it was
primarily sold for land value and location. It sold for above the
average land price per square foot for Cherry Hills Village.
This sale does not affect the home values of the neighborhood, if
anything it is a reflection on land value. 11 Martin has a lot size of
43,560 sq ft~nice acre lot.
It will be interesting to see if the new owners restore this architecturally significant home or build new.
